Screw drives have their own characteristic fault — the drive carriage and the screw rail need periodic greasing, and a dry rail causes the door to slow, judder or stop partway. That is a service issue rather than a failure.

Genie makes both screw-drive and chain-drive openers. The screw drive is the distinctive one: instead of a chain or belt pulling a trolley, a long threaded rod turns and drives the carriage along it. They are reliable, but they need the rail greased with the correct lubricant rather than left dry.

Why is my Genie screw-drive opener slow or noisy?

Nearly always a dry screw rail. Screw drives need the rail greased periodically with a lubricant intended for that purpose — a spray lubricant will not do it and can wash out what grease remains. A dry rail makes the door slow, judder and eventually stop partway.

Are Genie openers harder to get parts for?

Not especially, though Genie has used several different remote and receiver systems across generations, so matching a replacement remote to an older unit takes identifying the exact generation first. Carriages, sensors and rails are all available.

Should I replace a screw drive with a belt drive?

Only if noise is the problem or the unit is at end of life. A properly greased screw drive is not loud; a neglected one is. If you are replacing anyway and the garage is under living space, a belt drive is the quieter choice.
